Here at Mirefoot Cottages we have put in every bit of effort so that you can enjoy your stay here, so if you have any questions about access to the cottages then hopefully the following documents will help in answering, if not please email us at info@mirefoot.co.uk

Kirkstone

This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer all our guests/visitors.

Introduction

  • Kirkstone is a luxurious 5 Star Gold self catering Eco-Friendly holiday cottage.
  • Situated on the edge of Bowston, a rural location accessible via a gravel/stone driveway
  • We are on the edge Lake District National park with several walking routes from the front door.
  • We are surrounded by farmland and have our own hens, wild deer, great birdlife and nearby sheep farm. Juno and Dot are our resident dogs.
  • Kirkstone was built to a high standard in 2017. Whilst it is very much a country cottage, it has many modern benefits including Spa and Pool
  • The local brewery is a 15-minute walk away along roads, with many other good pubs / restaurants just a 40 minute walk or 5-10 minute drive.
  • Our local town Kendal, approximately 10 minutes’ drive away. With many great Cafes, Bars and Restaurants. Parking is both free and paid.
  • Burneside train station is 5-minute drive where you can connect to get to Glasgow, London or Windermere
  • We can provide numbers for taxi companies.
  • Manchester airport about a two-hour journey.
  • Kirkstone has two bedrooms on ground floor level, bedroom one is level access with en-suite bath and shower, bedroom two is accessed via two steps with en-suite wet room shower.
  • It is suitable for both the young and elderly, sleeping 4 adult guests, with option for a travel cot.
  • 2 well behaved dogs are permitted.

Pre-Arrival

  • Bookings are made directly with Mirefoot Cottages either via our website: www.mirefootcottages.co.uk or by phone and are subject to terms and conditions.
  • We are members of Premier Cottages.
  • A 20% deposit is required at the time of booking, the balance 8 weeks prior to your stay.
  • Should your stay be less than 8 weeks away, the full payment is required.
  • On receipt of the final balance, we will provide arrival information.
  • This access statement can be provided in larger print if required.

Key Collection, Welcome and Car Parking

  • We always try and welcome our guests personally. In the event this is not possible, we will contact you in advance to advise where you can collect the key.
  • The parking for Kirkstone is in a double car parking bay formed of slate chippings less than 20 meters from the front door.
  • The Parking bays has some automatic lighting that turns on when approaching the area.

Entrance to Property

  • The cottage is entered via a small slope of flagstones, no steps.
  • The entry door clear width is 860mm.
  • The entrance is well lit , with ground level lighting.
  • You enter directly into the lounge/kitchen area, where there are LED spotlights and a number of lamps. Including auto lights by the front door.
  • There is an external non slip mat.
  • The lounge area has a stone floor with a central rug in front of the sofas, log-burner, and TV.

Halls, Stairs, Landings, Passageways

  • Kirkstone has an open plan light airy lounge and kitchen with the bedrooms leading from this.
  • The ground floor area is mainly stone flooring, the bedrooms have short pile carpets and the bathrooms are ceramic tiled.
  • The internal doorways are 740mm wide.
  • The route around the kitchen island has a passageway of 810mm wide

Sitting Room/Lounge

  • The living area has a two leather sofa and a circular table with 4 wooden chairs.
  • The lounge has off white/grey paint scheme with floor to ceiling curtains to match. Soft furnishings to match and coordinate throughout.
  • Large painting on the wall
  • There is a small coffee table and ladder shelves, with coffee table books for your perusal.
  • All furniture is moveable, and we can provide extra cushions or remove any furniture as requested.
  • There is a wide screen digital television with subtitles, remote control, and a Netflix availability. We provide a wide assortment Books for your enjoyment.
  • Wood burning stove.
  • The property has smoke alarms and carbon monoxide sensors where required.
  • Thermostat to control underfloor heating is situated on the lounge wall.
  • There is a small step out of the large French Windows onto the patio area, where there is a large outdoor table and chairs, a BBQ and with steps leading to the front and back of the property

Kitchen

  • Our bespoke dining / kitchen is entered directly from the lounge.
  • It has a granite work surface 900mm high.
  • The oven and grill has a drop down door, The top of the oven is 900mm high. The top of the grill is 1220mm high and the microwave is 1420mm high
  • A four-ring induction hob, set at a height of 900mm, with an extract fan and lighting above.
  • A sink is fitted with a double mixer lever tap, at 900mm.
  • A standard sized dishwasher is fitted under the unit, next to the sink.
  • There are large combi fridge/freezer is in built into the cupboard
  • A Toaster, Cordless Kettle, all sit on the kitchen surface top.
  • There are several under surface cupboards, housing pots and pans and cooking utensils.
  • There is a large cupboard for glasses and kitchen storage, with low shelves set at 1420mm.
  • We provide plastic cups / plates and straws for the young and elderly alike.
  • Various plug sockets.
  • The height to the table is 760mm, with 580mm chair space underneath.

Bedrooms and Sleeping Areas

  • There are two bedrooms both are accessed from the lounge area.
  • Bedroom 1, has an ensuite with bath and shower.
  • The clear doorway opening into the bedroom is 740mm
  • And for the bathroom is 740mm.
  • Furniture can be moved around and there is more than 1000mm around the bed.
  • The height of the bed to the top of the mattress is 670mm
  • There is central lighting as well as side lamps, two bedside tables, vanity table and a single wardrobe. All antique pine.
  • Bedding is non allergenic.
  • TV with free view and Netflix built in. Remote control.
  • Space for a travel cot.
  • Bedroom 2 has an ensuite with shower.
  • The clear doorway opening is 740mm plus with two steps to access.
  • And for the bathroom is 740mm.
  • There is a King size bed
  • The height of the beds is 680mm
  • There is a central light and some bedside lamps, a chest of drawers and a double wardrobe.
  • Neutral carpet and neutral decor throughout. Neutral bedding.
  • All bedding is non allergenic.
  • TV with free view and Netflix built in. Remote control.
  • There is plenty of space in here, for travel cot and one can still move around easily.

 Bathrooms, Shower-rooms, and Toilets

  • Both en-suite bathrooms on the ground floor (bedroom 2 after accessing via two stone steps) have monsoon showers (860mm wide access) with a handheld shower head , a wash basin with mixer taps with a height of 800mm, toilet and heated towel rail. Bath height in bedroom 1 is 600mm
  • Plenty of shelf space for toiletries. Complimentary toiletries supplied.
  • LED spotlights and natural light from small windows.
  • Tiled flooring and shower areas.
  • Extractor fans that activated via the lighting system.
  • Plenty of space for toiletries, including a small table.

Laundry

  • Washing/clothes drier machine set in the kitchen cabinets
  • Ironing board, iron, laundry baskets and airers.

Outside

  • Outside can be accessed via the French doors in the living room or the front doors.
  • A flagged patio area, two flower beds and some pot plants
  • A large outdoor table with seating for 4 guests and BBQ
  • The Mirefoot grounds ae there for all guest to access and enjoy.

Spa

  • The Spa can be accessed from the cottages via a stone chipping path with 2 long steps or via a short ramp
  • The front entrance is 920mm
  • There is a retail area and lobby for guests to leave their shoes, as the spa is a non-shoe environment
  • The hallway door is 900mm
  • There is a disabled toilet with a hand hold the door is 830mm, the toilet is 430mm
  • Two changing rooms with monsoon showers, access door is 740mm and shower access is 650mm, there are shelves and hooks to keep belongings when changing and then free key operated lockers just outside from ground level to 1760mm high
  • There is a small gentle ramp to access the pool side through a door 900mm wide
  • The pool can be accessed via pool ladder with 4 steps in the deep end or 7 walk in steps in the shallow end. The pool water depth runs from 1.2 to 1.5 metres and is heated to 30c
  • A spa pool can be accessed via 3 external and 2 internal steps with a hand hold for stability. The spa pool operates between 36-40c and the jets are button operated located on spa pool side
  • There are 2 emergency call buttons, one pool side near the spa pool at 1380mm high and the other in the sauna at 1100mm high
  • There are no lifeguards patrolling so lone swimming is not allowed
  • The sauna is accessed through glass door 900mm wide with hot coals with bucket and ladle available. The seating ranges from 470mm to 900mm high, higher seating is accessed via lower seats acting as a step.
  • The gym is accessed via a glass door 1120mm wide and overhead lighting and a/c. It also has a TV with freeview and Netflix
  • Treatment room is accessed via a 800mm door and has low level lighting

Additional Information

  • Dogs are allowed in Kirkstone upon request, we welcome trained Assistance Dogs and can provide bowls, rugs as required.
  • Dogs can exercise in the field opposite the cottage, providing they are on a lead.
  • We offer free WIFI
  • We have good mobile phone coverage for all networks.
  • Generally, the decor throughout is neutral unless stated. Doors and door frames and solid dark oak, whilst walls are light and neutral in contrast.
  • There is a Doctors Surgery in Kendal 10 mins away.
  • The nearest General Hospital and A & E department is Westmoreland General Hospital 15 mins away.
  • All local attractions are listed on our website and in a folder within the cottage
  • We have our own water supply, which is regularly monitored by ourselves and Cumbria County Council.

  • You enter directly hallway area, where there are of LED spotlights including auto lights by the front door. There is a staircase leading to the bedrooms and an internal door leading (860mm wide) to the lounge/kitchen area
  • There is an external non slip mat.
  • The lounge area has wood flooring with a central rug in front of a sofa, log-burner, and TV.

  • We are surrounded by farmland and have our own hens, much bird & wildlife. Juno and Dot are our resident dogs.
  • Shepherds View was built to a high standard in 2017. Whilst it is very much a country cottage, it has many modern benefits including Spa and Pool
  • The local brewery is a 15-minute walk away along roads, with many other good pubs / restaurants just a 40 minute walk or 5-10 minute drive.
  • Our local town Kendal, approximately 10 minutes’ drive away. With many great Cafes, Bars and Restaurants. Parking is both free and paid.
  • Burneside train station is 5-minute drive where you can connect to get to Glasgow, London or Windermere
  • We can provide numbers for taxi companies.
  • Manchester airport about a two-hour journey.
  • Shepherds View has 1 bedroom on first floor, the bedroom can be accessed via 13 step staircase in the living area. The bedroom access with en-suite with bath, toilet, and sink. The Wet room on the ground floor has a shower, toilet, and sink.
  • It is suitable for both the young and elderly, sleeping 2 adult guests, with option for a travel cot

  • A 20% deposit is required at the time of booking, the balance 8 weeks prior to your stay.
  • Should your stay be less than 8 weeks away, the full payment is required.
  • On receipt of the final balance, we will provide information on where to collect the keys and directions to the property.
  • Many guests arrange for supermarket deliveries to tie in with their arrival time. Should you be delayed, we are happy to take care of this for you.

  • We always try and welcome our guests personally. In the event this is not possible, we will contact you in advance to advise where you can collect the key.
  • The parking for Shepherds View is a car parking bay less than 50 metres from the front door
  • The Parking bays has some automatic lighting that turns on when approaching the area

Entrance to Property

  • The cottage is entered via a small path with 7 stone steps.
  • The entry door width is 850mm.
  • The entrance is well lit, with ground level lighting
  • You enter directly into the living area, where there are plenty of LED spotlights including auto lights by the front door. There is a small seating area with sofa and table and chairs which leads to the main living area, lounge/kitchen
  • There is an external non slip mat.
  • The lounge area has wood flooring with a central rug in front of a sofa, side tables, log-burner, and TV.

Halls, Stairs, Landings, Passageways

  • Shepherds View has a rustic lounge, with the kitchen and glass windows looking out onto the patio and garden
  • The ground floor area is mainly wood flooring
  • The bedroom is wood flooring and the bathrooms are ceramic tiled.
  • The internal doorways are 760mm wide.

Sitting Room/Lounge

  • The living area has of a leather sofa/foot stool, coffee table and a circular table with 2 wooden chairs.
  • The lounge has off white scheme with floor to ceiling curtains to match. Soft furnishings to match and coordinate throughout.
  • There are several framed photos on the wall which are available to buy
  • There is a large glassed topped coffee table, with coffee table books for your perusal.
  • All furniture is moveable, and we can provide extra cushions or remove any furniture as requested.
  • There is a wide screen digital television with subtitles, remote control, and a Netflix availability. We provide a wide assortment Books for your enjoyment.

  • The property has smoke alarms and carbon monoxide sensors where required.
  • Thermostat to control underfloor heating is situated on the lounge wall.
  • There are large French Windows onto the ground floor patio area, where there is a small outdoor table and chairs and a BBQ
